REAL ESTATE MARKET WATCH: 29 Homes Sold In Cocoa Beach and Cape Canaveral So Far This Year

BREVARD COUNTY, FLORIDA – So far this year in Cocoa Beach and Cape Canaveral there has been 29 single-family homes sold, ranging from $170,000 for a foreclosed 2 bedroom, 2 bath home that needed a complete remodel, to $1.5 million for a 5 bedroom 5 bath direct ocean home with just about every upgrade possible.

There are 63 homes for sale from $239,000 for a 2 bedroom 1 bath, to $2.9 million for a 5 bedroom, 4.5 bath new construction home just south of Downtown Cocoa Beach. The asking price per sq. ft. is currently at $641.

Buyers looking for a condo currently have 226 to pick from, ranging from $52,000 for a 583 sq. ft. 1 bedroom, 1 bath in Cape Canaveral, to $1.45 million for a 4 bedroom, 3.5 bath direct ocean condo with amazing ocean and river views in Cocoa Beach.

Eight-four condos have sold this year, ranging from $45,500 – $1,970,000.

There are a few new construction projects in the works such as Blue Water Condos, Cocoa Beach Club & Marina and Flores De La Costa. Hopefully, the developers of Ocean Dunes in Cocoa Beach get their condo project approved soon.

Also, downtown Cocoa Beach is getting a large make-over. The City is transforming Minutemen Causeway to a friendly pedestrian corridor with brick pavers, beautiful lush landscaping and decorative lights. The current City Hall building will be torn down and replaced with green space for community events.

Also, behind the scenes, there have been a few very large commercial transactions that sold such as the International Palms (formally the Holiday Inn) for $23 million and the Cocoa Beach Fitness Center with adjoining vacant lot.

Westgate Resorts purchased another Cocoa Beach landmark, The Wakulla Suites. This is another gem Westgate can add to their beach portfolio that includes the Cocoa Beach Pier.

A lot of positive things are happening beachside. Those looking to invest in our great beach lifestyle better act fast as real estate values continue to go up.
