BREVARD COUNTY • PORT CANAVERAL, FLORIDA – In the process of making the dream of a bigger and better Cove at Port Canaveral into a visitor-attracting, income-producing, job-creating reality, three important steps are under way.
Site planning is being finalized for a new Phase 1 location along Mullet Drive and Flounder Street, between Cruise Terminal 1 and the Exploration Tower.
The 14-acre site is expected to include 60,000 square feet of new retail and restaurant space plus a 200-room full-service and upscale hotel.
As part of this process, design standards for the project’s coastal-casual look are being written and they will be incorporated in all future Cove leases.
A ground lease agreement between the Port Authority and its chosen development team of Sooner Investment and Collett will be signed in May or June, which will permit the developer to proceed with construction and leasing.
The Sooner team already is marketing the project to potential tenants, approaching key large retailers first to build critical mass for the project and then a mix of smaller businesses.
“We already have soft commitments for 20 percent of Phase 1,” said Chris Challis of the Sooner team.
“We have so much good information to put in front of potential tenants, it has made this atypical project quite easy to market.”
