4 Common Mistakes to Avoid When Selling Your Home
By Space Coast Daily // August 6, 2021
Selling a home can be challenging, especially if it’s your first time. You can make various mistakes, which could ruin your chances of selling your property or selling it at the best price. It’s helpful to equip yourself with knowledge of the common mistakes in selling a house so that you can avoid them.
1. Not fixing problems in the house
Check the home for any issue and fix it right away. Some common examples are broken doorknobs and leaky faucets. If potential buyers see these problems, they could think about the other more significant issues that the property may have beyond what they can see.
As a result, it could hugely hurt your chances of selling your home. Fixing the problems may require remodelling or upgrading too. For instance, the old mouldy tiles in the bathroom, and the plumbing issue causing leaks and clogging, would need a bathroom renovation. While at it, consider things that you can upgrade to add value to your home, like adding a walk-in bath. Older people or those with mobility issues will find that beneficial, thus getting the interest of more buyers.
2. Being emotional in the process
It’s not easy to sell a home, especially if you have lived in it for a long time. The memories that you built there could make it hard for you to let go. As hard as it might be, you need to step back, put aside your emotions, and be objective in selling your home. It’s only through that that you can think clearly and more logically, thus making the best decision in the process. For example, part of selling the house is removing personal things and changing the paint or style to make it more neutral. It won’t be easy to do this if you get too attached.
3. Skipping on hiring an agent
Hiring a real estate agent may be an added cost, but doing it yourself may cost you more harm than good, especially if you’re a first-timer. You might save on not having to pay that fee, but you may not be able to sell your home right away, or if you do, it may not be at the best price. On the other hand, an experienced, professional, and reliable agent has the knowledge, skills, and resources to get your property out there and sell it at the right price. It will also be less stressful because you don’t have to do everything yourself.
4. Listing the property at an unrealistic price
Surely, you want to sell your home at the highest price possible. However, you will end up not selling it if you list it at a price much higher than its market value. Compare prices of similar properties around the area to better understand the average market price of your home. Expect buyers to negotiate the price too, so have some room for that as well.
Take note of these mistakes when selling your home, and make sure not to do them. Also, be sure to take high-quality photos when posting your property for sale, as these are the first things that potential buyers will see and spark their attention.
