BREVARD REAL ESTATE WATCH: The Space Coast housing market showed signs of cooling in July, with single-family homes holding steady on prices while the condo and townhouse sector faced more downward pressure.

BREVARD COUNTY, FLORIDA — The Space Coast housing market showed signs of cooling in July, with single-family homes holding steady on prices while the condo and townhouse sector faced more downward pressure.

Buyers are gaining leverage with growing inventory, while sellers are adjusting to longer marketing times and increased competition.

Single-Family Homes: Stability Amid Slower Sales

● Closed Sales: 906 homes (⬇ -8.9% year-over-year)
● Median Price: $380,000 (no change)
● Cash Sales: ⬇ -19.4%
● Inventory: 3,849 homes, up 15%
● Months’ Supply: 4.6 months (balanced-to-buyer’s market)
● Time to Contract: 47 days (up 23.7% from last year)

The Space Coast housing market showed signs of cooling in July, with single-family home prices holding steady while the condo and townhouse sectors faced more downward pressure. Buyers are gaining leverage with growing inventory, while sellers are adjusting to longer marketing times and increased competition.

What it means: The single-family home market is no longer in overdrive. Prices remain steady, but sellers are facing longer times to contract as buyers gain more options.

Townhouses & Condos: Buyers Gain the Upper Hand

● Closed Sales: 200 units (⬇ -15.6% year-over-year)
● Median Price: $285,000 (⬇ -1.3%)
● Cash Sales: ⬇ -14 .4% but still 53% of all condo sales
● Inventory: 1,496 units (⬆ ~15%)
● Months’ Supply: 8.4 months, up 35. 5% from 6.2 months in July 2024 — a clear sign of a buyer’s market.
● Time to Sale: 91 days, up from 87 last year

What it means: The condo market is cooling more sharply. With months’ supply jumping from 6.2 to 8.4, buyers have significantly more leverage. Sellers must now compete not only on price but also on presentation to stand out in an increasingly crowded marketplace.

Expert Insights from McCoy Freeman Compass

Bobby Freeman, McCoy Freeman Compass: “July’s numbers confirm what we’ve been feeling on the ground—the market has shifted into a more balanced position. Sellers can still achieve strong results, but only if they adapt to today’s buyer-driven environment with smart pricing and strong marketing. Waiting for yesterday’s market conditions can cost valuable time and money.”

Nikki McCoy Freeman, McCoy Freeman Compass:
“For buyers, this is the best opportunity we’ve seen in years. More inventory means more choices, less bidding pressure, and the ability to negotiate. If you’ve been waiting on the sidelines, this is the time to get serious about finding the right property.” (Image by MFCRE)

Takeaway for Buyers & Sellers

Sellers: Homes are still selling, but the days of multiple offers and instant contracts are behind us. The market rewards realistic pricing, strong presentation, and professional marketing.

Buyers: More inventory means more leverage. With fewer cash investors dominating the market, this is a rare window to secure favorable terms and find the right property.

Bottom line: Brevard’s real estate market is cooling, but not collapsing. For sellers, success now comes down to strategy. For buyers, opportunity is expanding—especially in the condo segment.
