BREVARD COUNTY • COCOA, FLORIDA — Atlantic Group Real Estate, Inc., led by Principal Broker Jon Scott Santy, has successfully closed the sale of the iconic “Cement Bungalow” located at 41 Derby Street in Historic Cocoa Village for a record $625,000 cash, equating to $471.69 per square foot.

The meticulously restored 1922 concrete residence, featuring two bedrooms, two bathrooms, and an accessory building, stands as a beloved neighborhood historic landmark.

The home was thoughtfully restored beginning in 2019 by Joe F. Carbone III and Mark A. Strauchman, incorporating hurricane-impact windows, new household systems, a fully updated kitchen, and new bathrooms—while preserving its historic charm and architectural integrity.

In additional market activity, Atlantic Group Real Estate has successfully placed 413 Indian River Drive, Cocoa under sale contract.

Listed at $1,475,000, this transaction will mark the second time Jon Scott Santy has sold the residence within a two-and-a-half-year period, with closing scheduled for February 2026.
