BREVARD COUNTY • COCOA VILLAGE, FLORIDA – When Jon Scott Santy began his real estate career just over 17 years ago and he knew he found his passion. Real estate, combined with a background in marketing communications made selling homes come naturally.

He has always strived to implement the most innovative marketing strategies to help sellers get the most for their homes, even in the not-so-favorable market swings.

Santy has been selling waterfront properties along Indian River Drive in Cocoa setting an above-average price point expectation and holding the record for listing and selling more homes along “River Road” than any other agent in the past four years. In 2020, he set a record selling 3020 Water Oak Drive in Merritt Island for $537,500, the highest sale ever in River Island Estates.

Recently, Santy set a record in Cocoa Beach selling 236 Jamaica Drive for $1,055,000 – the highest sale in the Jamaica Drive neighborhood ever. He has been selling a variety of single-family homes throughout Brevard County from Palm Bay to Cocoa and from Orlando to Cocoa Beach.

“Luxury is an experience, not a price point – being an advocate for your client, offering a high level of customer service, and implementing dynamic marketing strategies to expose a property to a wide range of buyers globally is the key to this mission,” said Santy.

“I like to believe that I can apply the same principles, strategies and processes to marketing a $200,000 home as I do selling a $2,000,000 estate. The audiences and demographics may be different, but the service and commitment should always be the same. We’re in a service business no matter what kind of home we’re selling. Something Lynnette Hendrick, Broker/Owner always reminds us.”

This philosophy has generated Santy an extensive list of seller references throughout Brevard County which he freely distributes to prospective clients.

“Nothing speaks louder than a glowing list of client referrals to prospective sellers,” said Santy.

In August, Santy was awarded the CLHMS™ designation from the Institute for Luxury Home Marketing in Dallas, Texas.

The Institute awards the Certified Luxury Home Marketing Specialist seal to real estate professionals who have applied and demonstrated a strong competency in luxury property sales, demonstrated a track record of successful transactions and successfully completed a comprehensive luxury and international marketing training presented by the Institute.

Santy along with Lynnette Hendricks, Broker/Owner of Florida East Coast Real Estate, developed a Distinctive & Luxury Homes Program which they unveiled in April during the opening of an additional location at 344 Fifth Avenue in Indialantic near the beachside.

Santy works between his home office near Cocoa Village, the Merritt Island office, located at 423 West Merritt Island Causeway and the Indialantic location.

Santy assists Hendricks with the leadership, recruiting, training, and marketing for the brokerage that has been in business since 2006.
