Stellar Communities Announces $72 Million Townhome Development at Former Rockledge Airport

BREVARD COUNTY • ROCKLEDGE, FLORIDA – South Florida-based real estate developer Stellar Communities has unveiled plans for a $72 million townhome community at the site of the former Rockledge Airport.

On April 2, the company announced it had acquired 22 acres of land at 3773 Flypark Drive, near Murrell Road and Barnes Boulevard.

According to Brevard County property records, the land was purchased for $3.75 million on February 28 from three separate entities connected to Ronald Mardosa, Daniel Mardosa, and Mike Nuechter.

The privately-owned airport ceased operations in July 2015 after the Florida Department of Transportation shut it down due to ongoing pilot violations, as reported by multiple media sources.

Stellar Communities, which recently broke ground on Havens at Palm Bay Reserve—a 266-home luxury residential project—said that construction on the Rockledge development is expected to begin by the end of June.

John Cooper, Rockledge’s Community Development Director, told the Orlando Business Journal that before the project advances to the city’s planning commission and council, updated site plan approvals are required.

“Developments of this scale take time,” Cooper explained. “There’s significant community involvement, public notifications, and multiple revisions to ensure the plans align with the city’s vision.”

Rockledge, home to roughly 26,000 residents, is witnessing increased development, particularly as Palm Bay experiences a surge in construction. Projects like Ashton Park along Micco Road and Emerald Lakes near the I-95 and St. Johns Heritage Parkway interchange are progressing.
