Jayson Pocius Blazes a Trail In Real Estate Investment and Land Acquisition

Real estate investment has been a part of the American Dream for decades, be it home ownership or developing a rental property portfolio.

For Jayson “Jay” R. Pocius, real estate is all of those things and more. Blending his expertise in finance with a personal love of interior design, it was a natural career path for him to explore. After four years as a Real Estate Investment Consultant with the Steele Consulting Group, he found success as the Land Acquisition lead at KB Home in the Las Vegas, Nevada region. In this position he leverages his skills to analyze, acquire, and underwrite future real estate developments, keeping him and his firm ahead of the curve in the dynamic real estate markets.
With a multifaceted background with experiences spanning sports, education, finance, and real estate, Jay Pocius is positioned well to be a keen and transformative figure in the business of land acquisition. By combining his extensive knowledge of real estate analytics and investment strategies, he’s evolved the way residential developments are planned and built—and his real estate career has only just begun.
Origins, Education, and Inspiration
Born and raised in a sports-loving family out of Chicago, Illinois, Jay R. Pocius could have chosen a number of different career paths. The teamwork and driven success of sports appealed to him immediately, but the strategy, resilience, and cooperation of sports would actually be turned toward studying business and finance. From 2008 through 2011, Pocius earned his Bachelor’s in Business Administration from Roosevelt University. Knowing that his career would need more specialized knowledge, he returned to schooling at Loyola University Chicago from 2013 to 2015 for his MBA.
Initially poised for a Finance career, Pocius instead took the opportunity to blend his studied field with his long-held passion for design, and leapt into real estate. He independently established a number of real estate LLCs for rental properties in the Chicago area, and threw himself into real estate analytics and investment strategies to improve his portfolio and his properties alike. These were the first steps on what would become a successful and fulfilling professional journey.
Revitalizing Real Estate
One of the most impactful periods of Jayson Pocius’ real estate journey was the time he spent working for Hasani Steele of the Steele Consulting Group in Chicago. As a Real Estate Investment Consultant, Pocius worked with Hasani developing in gentrifying Chicago’s South Side, specifically the Bronzeville and Woodlawn neighborhoods. In that time, Hasani Steele and Jay Pocius would become friends, with the latter tutoring the former into the real estate professional he’s become.
“Hasani’s level of detail, quality, and high-end level of design is a game-changer on Chicago’s South Side,” Pocius says. “I’ve watched Hasani command a project and pay strict attention to the smallest details. He has truly been a mentor to me, and I try to follow his example.”
After moving to Las Vegas and joining KB Home, Jayson Pocius got to work. His land acquisition work specifically targets neglected areas on the East Side of the city. Once acquired, he focuses on transforming abandoned commercial properties into vibrant residential communities with sustainable development practices. Pocius aims to revitalize these areas with environmentally friendly living solutions that are accessible to first time homebuyers and existing homeowners alike.
His holistic approach to real estate development and land acquisition is built on the belief that his job isn’t just to build houses, but to create thriving communities. His commitment to this belief is clearly shown; areas of Las Vegas once condemned to dereliction, abandonment, and vacancy are being transformed into bustling neighborhoods with new homes, modern infrastructure, and opportunities for businesses and restaurants of all shapes and sizes.
Defining Success And Managing Stress
Jay R. Pocius works hard to give people the opportunities for property ownership and community activity they deserve, but his relentless work ethic is tempered by realistic expectations and a clear definition of success. While financial freedom is important to him—as it is to anyone—the most important metric Pocius uses to define his success is happiness.
“When work does not feel like ‘work’, and you know your work makes a difference in the community and other people’s lives, and when you can truly be present within your personal life—family, vacations, hobbies, date nights, kid’s activities, so on—that all is success,” Pocius explains. “You have to love what you do, and do what you love.”
However much he loves his work, it’s still work, Jay Pocius knows when to take his rest to manage stress and keep himself healthy. If he’s worn down and unable to focus, then he runs the risk of making poor decisions both financially and developmentally. To rest and reset from the rigors of work, he often turns to physical activity. Weight lifting, beach volleyball, or hiking at Red Rock Canyon or Mt. Charleston helps him stay fit while letting him refocus on his larger life goals.
“Reminding myself of the bigger picture and my core motivations helps realign my focus and reduce feelings of being overwhelmed,” he says. “I have found that stepping away from the problem temporarily allows me to return with a fresh perspective and renewed energy.”
Community Service
When Jayson Pocius is done building communities during the weekdays, he dedicates some of his off time and money to serving them via community service and charity support. He contributes to the Chicago Symphony Orchestra, St. Jude Children’s Hospital, and Roosevelt University Men’s Basketball Athletics as a way of giving back in his home city of Chicago. In the Las Vegas area, he works both personally and professionally to improve the underserved and underdeveloped neighborhoods on the East Side of Las Vegas, conducting much of the same targeted development work he did while working with Hasani Steele in Chicago.
“The eastside of town has been ignored for far too long by the larger public homebuilders,” he says. “It’s time I and KB Home step up to this challenge to greatly transform the area and community.”
