Milestone advances 639,000 square feet of a planned three-phase aerospace, defense, advanced manufacturing, and logistics development on Florida’s Space Coast
BREVARD COUNTY • TITUSVILLE, FLORIDA — KEY Group and Hines celebrated the groundbreaking of Space Coast Innovation Park, marking the start of development of a new Class A industrial park at Space Coast Regional Airport in Titusville.

The master plan encompasses three phases and approximately 450 acres. The project is being developed in partnership with Hines and Titusville-based KEY Group.
The ceremony brought together elected officials, economic-development leaders, aerospace and defense stakeholders, project partners and members of the Space Coast business community to recognize the milestone and the project’s anticipated contribution to continued economic and industrial growth on Florida’s Space Coast.
Speakers included Lynda L. Weatherman, president & CEO of the Economic Development Commission of Florida’s Space Coast; Kathleen Yonce, founding partner of KEY Group; Ryan Wood, managing director at Hines; Kevin Daugherty, director of airports & spaceport at the Titusville-Cocoa Airport Authority; Andrew Connors, mayor of Titusville; and Florida Senator Debbie Mayfield.
Following the indoor program, project representatives, public officials, and partners participated in a ceremonial groundbreaking and posed for official photographs at the project site.
Space Coast Innovation Park is planned as a three-phase Class A corporate park across approximately 450 acres. The project is being developed in partnership with Hines and Titusville-based KEY Group.
The first two phases are planned to deliver more than 1.1 million square feet of Class A industrial warehouse facilities across five buildings on approximately 100 acres.
Phase I includes three rear-load industrial buildings totaling more than 639,000 square feet, while Phase II is planned to include two industrial buildings totaling nearly 466,000 square feet.
The Phase I partnership, encompassing approximately 639,000 square feet of Class A industrial warehouse across three buildings, includes Hines, KEY Group, and Singerman Real Estate.
Located within Space Coast Regional Airport’s federally licensed Exploration Spaceport, the development is positioned to serve aerospace, defense, advanced manufacturing, distribution, logistics, and related users.
It will offer Class A facilities, corporate-campus opportunities, and build-to-suit options near Kennedy Space Center and Cape Canaveral Space Force Station.
The site offers direct access to State Road 407 and proximity to Interstate 95, Kennedy Space Center and Port Canaveral.
It is also located within Port Canaveral Foreign Trade Zone No. 136, which can provide qualifying users with potential customs benefits, subject to applicable approvals and program requirements.
