One of the biggest trends I’ve been tracking throughout 2026 is that Brevard County is no longer behaving like one real estate market.
Mainland communities, including Viera, Suntree, Rockledge, and portions of Merritt Island, continue to experience relatively balanced inventory and steady buyer demand.
Meanwhile, many beachside communities such as Cocoa Beach and Cape Canaveral are offering buyers more choices than they’ve had in years. Higher inventory levels have created additional negotiating opportunities, especially for condos and waterfront properties.
That doesn’t mean beachside values are falling.
It means buyers have more options, sellers need to be priced strategically, and local market knowledge has become more valuable than ever.
