On Florida’s Space Coast, $1 million typically buys a 3,000+ square foot Viera luxury home, a waterfront pool home on Merritt Island, or a beachside single-family home in Indialantic or Satellite Beach.

The same number plays very differently across Brevard County.

A million dollars sounds like one type of house until you actually look at what it buys in Brevard County, Florida.

The Space Coast is a place where $1 million can be a sprawling new construction home with three garages or a modest beachside ranch on a small lot. The variable is location, almost more than anything else.

If you are relocating to the Space Coast with a real $1M budget, here is a clear-eyed look at what your money realistically gets you across the four most common buyer paths: Viera luxury, waterfront Merritt Island, beachside, and acreage or estate property in Brevard County.

Option 1: Viera luxury (new construction or near-new)

Viera, in central Brevard County, is the most consistent place on the Space Coast to find new-construction luxury homes priced around $1 million.

Communities like Del Webb at Viera, Addison Village, and the high-end pockets of Trasona and Bridgewater regularly trade in this range.

At $1M in Viera, you are typically looking at: 3,000 to 4,000 square feet, four bedrooms plus a flex space or office, a three-car garage, a private pool, and current finishes.

The trade-off: Viera is inland. You are 25 to 35 minutes from the Atlantic Ocean. For buyers who care more about a turnkey new construction lifestyle than walking to the beach, Viera at $1M is hard to beat in Brevard County.

Option 2: Waterfront Merritt Island

Merritt Island is the largest island in Brevard County and offers something very few Florida markets can: deep-water canal access to the Banana River, the Indian River, and out to the Atlantic.

At $1 million, you can realistically buy a waterfront pool home on Merritt Island with a private dock.

Expect roughly 2,200 to 3,000 square feet, three to four bedrooms, an updated kitchen, a pool, and a seawall or dock.

The home itself may be older than its Viera equivalent, but you are paying for the water, the boat lift, and the protected canal access.
