Space Coast Realtor Launches Free Guide to Help Families Sell a Home During an Assisted Living Move

Bobby Freeman, McCoy Freeman Group at Compass, has launched a free resource center helping Space Coast families navigate the housing side of an assisted living transition. Freeman, who has worked in Space Coast real estate for more than 22 years, said the idea grew out of a pattern he kept seeing with clients: families focused entirely on the emotional side of the move, with little time left to plan for one of their largest financial assets.
“For many families, the home is much more than just a place to live,” Freeman said. “It’s one of their largest financial assets, and the equity from its sale may help provide for the next chapter of their loved one’s life.”
The resource center’s first episode, embedded below, addresses a question Freeman says nearly every family asks: when is the right time to start planning?Timing Is Rarely Predictable
One of the most common surprises families encounter, Freeman said, is that assisted living communities don’t always have immediate availability. He’s seen apartments become available within a week — and he’s worked with families who waited several months for a call that a room was ready.

Because availability can range from about a week to several months, Freeman recommends families build a housing plan well before a room becomes available.
“Because every community and every family’s circumstances are different, having a housing plan in place before that phone call comes can significantly reduce stress when decisions need to be made quickly,” Freeman said. “The goal isn’t to move sooner. The goal is to be ready when the time comes.”
Protecting the Family’s Largest Asset
For many families, Freeman said, the home represents decades of memories, hard work and financial security — and selling it deserves more than simply placing it on the market.
“You only have one opportunity to introduce a home to the market for the very first time,” Freeman said. “Developing the right pricing, preparation, marketing and negotiation strategy from the beginning can help maximize value while reducing unnecessary stress throughout the process.”

According to Freeman, families who plan ahead tend to see a stronger return by focusing on a few key steps:
-
Pricing the home accurately from day one, rather than testing the market with an inflated price
-
Investing only in improvements likely to pay back at closing
-
Giving the home real marketing exposure, including professional photography and targeted outreach
-
Negotiating from a plan rather than reacting under pressure as offers arrive
-
Starting the process months before a room becomes available, not after
A Simple Planning Timeline
The resource center lays out a five-step timeline families can use as a starting point:
-
Start the conversation early, well before a placement is needed
-
Get an accurate, up-to-date read on the home’s current market value
-
Decide whether to update the home or sell it as-is
-
Build a full pricing, marketing and negotiation plan
-
Stay ready to move when the call comes, whether that’s in a week or several months

A Growing Video Library
Freeman said the resource center will keep expanding, with future episodes planned on preparing a home for sale, which improvements actually add value, selling a parent’s home, downsizing tips for seniors, using home equity to help fund future care, avoiding common mistakes during a senior transition, and creating a timeline that reduces stress.
