BREVARD COUNTY, FLORIDA – One of the most common questions I hear from families across Florida’s Space Coast is simple: should we update Mom or Dad’s home before selling it, or should we sell it as-is?

It is an important decision, and one that can have a significant financial impact on how much money is actually available to fund assisted living or memory care.

Many homeowners assume that remodeling kitchens, updating bathrooms, or replacing flooring will automatically produce a higher sale price.

Sometimes that’s true.

Often, it isn’t.

Major renovations can take weeks, or even months, to complete, introduce unexpected expenses, and delay getting the home on the market.

When contractor costs, carrying expenses, insurance, utilities, and taxes are added together, families are sometimes surprised to discover that the additional work produces very little additional net profit.

The goal isn’t simply to sell for the highest possible price. The goal is to maximize net proceeds, the amount that actually funds assisted living, while minimizing unnecessary stress, delays, and financial risk.

Strategic Improvements Often Make the Biggest Difference

Instead of asking, “What can we renovate?”, a better question is: “What improvements will help this particular home sell?”

In many cases, relatively inexpensive improvements create the greatest impact, including:

Professional cleaning, fresh neutral paint, minor repairs, pressure washing, landscape cleanup, decluttering and furniture editing, and improved lighting and presentation.

These updates often improve photographs, buyer confidence, and first impressions without requiring the family to manage a major remodeling project.

Sometimes Selling As-Is Is the Smartest Decision

Selling a parent’s home as-is doesn’t mean accepting less than it’s worth. It means pricing the property appropriately while allowing buyers to decide which improvements they’d like to make after closing.

For many families, selling as-is may be the better option when the home requires significant renovations, assisted living expenses make time a priority, the family lives out of town, cash is limited, or the likely buyer intends to remodel anyway.

Every family’s situation is unique, which is why there is never a one-size-fits-all answer.

A waterfront home on Merritt Island, an oceanfront condominium in Cocoa Beach, a residence in Viera, or a family home in Melbourne, Melbourne Beach, Satellite Beach, Cape Canaveral, Rockledge, Palm Bay, or Titusville will each attract different buyers and present different opportunities.

That’s why I always recommend evaluating the home’s condition, neighborhood, likely buyer, financing considerations, and current market competition before spending thousands of dollars on renovations.
