BREVARD COUNTY • SATELLITE BEACH, FLORIDA – A new era of community-focused development is underway in Satellite Beach as the Trident Residence project advances into its pre-sale phase. Created by partners Dennis Quolke and Michael DeVivo of Name Development, the project represents the first mixed-use residential and retail complex of its kind in the beachside city.

Located at 1230 Highway A1A just north of Park Avenue in Satellite Beach, Trident Residence will feature 82 residential units consisting of both apartments and condominiums, along with two ground-floor retail spaces designed to house a restaurant and a small shop.

The development incorporates a walkable layout with residents able to step directly from their units to the retail amenities on the first floor.

Project leaders Dennis Quolke and Michael DeVivo explained that the project was born from a desire to address local needs identified through community research and direct conversations with Satellite Beach officials.

After developers previously struggled to create a plan suited to the area, the partners shifted from listing the property to designing their own vision that blended updated housing, local retail and long-term community impact.

Input from residents and city staff shaped the project’s footprint, including a commercial frontage on A1A and a focus on modern but appropriately scaled housing. The developers found strong demand for updated living spaces as well as a desire for new dining options within walking distance.

Existing nearby establishments, including the Sandbar Restaurant and Surf and Turtle ice cream shop, will complement the new retail spaces, creating a small walkable hub along the corridor.

Trident Residence was approved in May and is now in the pre-sale phase. Units are being marketed through TridentResidence.com, Blue Marlin Real Estate and major listing platforms. The developers report significant early interest, driven by the project’s combination of affordability, location and modern amenities.

Quolke and DeVivo emphasize that the development was designed with community first in mind. They described the project as an opportunity to offer not only updated housing but also a renewed sense of connectivity and longevity for the city.

As the project moves forward, Name Development plans to continue engaging with residents and city leadership. Future updates on construction progress and community impact are expected as preparations advance toward breaking ground.
